  1. What kind of pets do you allow? Do you permit exotic pets?
    We accept cats and dogs (no weight limit on the 1st floor, 40 lb. weight limit on the 2nd & 3rd floors) with breed restrictions. Exotic pets are approved on a case by case basis.
  2. How many pets may I have?
    Two.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    There is a $350 fee for the 1st pet, $500 fee for 2 pets and $35 monthly pet rent per pet.
  4. What must I bring with me to tour an apartment?
    You must have a government issued photo ID and your checkbook to reserve an apartment. We suggest you bring your camera or use your phone to take memorable photos of our beautiful community.
  5. What are your fees and monthly charges?
    There is a one-time non-refundable amenity fee of $350, an application fee of $45 per applicant, and a $10 monthly trash fee.
  6. What are the income and credit qualifications?
    Must earn at least 3x the amount of monthly rent. Credit history and criminal background are verified via a third party.
  7. What is acceptable “proof of income” to sign a lease?
    1 month worth of paystubs or last years filed income tax return if business owner. If you are starting a new job, we will accept a signed offer letter on company letterhead.
  8. Is my security deposit totally refundable?
    The security deposit is 100% refundable provided you return possession in clean condition without damages.
  9. If I get a job transfer, can I break the lease?
    Yes, the lease may be broken with a 60 day written notice and payment of an early termination fee which is based upon the number of months lived in the apartment.
  10. Can I change to a month-to-month lease plan after my first year?
    Yes. A month-to-month fee may apply.
  11. What utilities are included in my lease?
    Residents are responsible for gas heat, electric, water, sewer and trash.
  12. How long is the term of the lease?
    A standard lease term is 12 months; however, you may sign a 3 to 11 month lease subject to the terms and availability based on your move-in date.
  13. Do you accept leases for short terms?
    Yes. Please ask your Leasing Professional for details on availability and terms.
  14. Am I required to have renters insurance?
    Yes.
  15. Do you offer furnished apartments?
    Yes. Please see your Leasing Professional for more details.
  16. Do you offer corporate apartments?
    No.
  17. If something needs to be repaired in my apartment, how do I report it?
    24-hour emergency maintenance service is provided by calling the on-site leasing office phone number. For non-emergencies, simply call, stop by in person or email the on-site Leasing Office directly or through our website. You can also submit a service request through the website on your mobile device.
  18. When is my rent payment due?
    Rent is due on the 1st of each month.
  19. What day of the month am I liable for a late charge?
    The 6th day of the month.
  20. Will you accept electronic payments from my bank?
    Yes.
  21. Is there a place where I can pay my rent after office hours?
    Yes. For your convenience, there is a locked drop box located outside of the Leasing Office. You may also pay using our Resident Portal. Just click on the "Residents" tab above.
  22. There is a person who might be staying with me for a while, is that permitted by the lease?
    Depending on the length of the stay, the person may need to be added to the lease.
  23. Do you have reserved parking?
    No, however private garages are available for lease.
  24. I have a motorcycle, where can I park it?
    Motorcycles can be parked in any available parking space. We do offer private garages for lease.
  25. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes. We want to make sure your children have pool passes and access to our other amenities.
  26. Can I install my satellite dish at my apartment?
    Please ask your Leasing Professional for details.
  27. Do you have cable services?
    Yes. Both Verizon FIOS and Comcast are available.
  28. Does the property have a fitness center?
    Yes. Our residents have access to the fitness center and business center 24 hours a day, 7 days a week.
  29. Does the property have a swimming pool?
    Yes. Our swimming pool is always staffed with a lifeguard during the pool season.
  30. Does the property offer on-site recycling?
    Yes.
  31. Are gas grills permitted at your property?
    Only in designated areas. There are 2 charcoal grills and one gas grill in the pool area available for residents use.
  32. Is there any additional storage space available at your property?
    Yes. There are private garages and storage units available for lease.
  33. Are residents permitted to paint their apartment?
    Yes, as long as the apartment is returned to its original condition upon move-out.
  34. Will you accept my delivery packages for me?
    Yes, we accept packages for residents at the clubhouse.
  35. Do you have a list of Preferred Employers?
    Yes. Please ask your Leasing Professional for more details.
  36. Where do I register to Vote?
    You can register to vote online at: www.votespa.com or in person at: Government Services Center, 601 Westtown Road, Suite 150, P.O. Box 2747, West Chester, PA 19380, 610-344-6410.
  37. How is your property different from the competition?
    This private gated community of 136 units was built in 2006 utilizing energy efficient materials with full amenities including resort style pool and clubhouse with free Wi-Fi, fitness center, business center, walking trail and 3 barbeque areas with professional on-site management and maintenance team. The Gateway Apartments offer spacious floor plans, with washer and dryer, gourmet kitchens, vaulted or 9 foot ceilings and optional fireplaces offering more living space than other communities.
